5C MEM01 LLC bought the one-million-sq-ft former Fred's distribution center/HQ at 4300 Getwell Road for $25M to redevelop as a data center; current capacity 20 MW with a planned expansion to 35 MW; turbines and construction were visible by drone in January 2026; the PILOT application (filed Nov 2025) had not yet been heard by the EDGE board.
