Gemini Data Center SD LLC (California family office led by Michael Anvar) won City Council rezoning in January 2026 for a hyperscale campus on 164 acres across from Xcel's Split Rock substation northeast of Sioux Falls, with up to 500 MW potential (e.g. five 100 MW buildings); still concept stage with no tenant.
