Gemini Data Center SD LLC, a California family office led by Michael Anvar, won City Council rezoning in January 2026 for a hyperscale campus on 164 acres across from Xcel's Split Rock substation northeast of Sioux Falls. It has up to 500 MW potential, for example five 100 MW buildings. It's still at the concept stage with no tenant.
